New construction and renovation of a fashion house — Sendlinger Straße 3, 80331 Munich, Germany — 12,500 m² — 2001 — Konen Bekleidungshaus KG
Fashion with momentum
blocher partners carried out the most extensive remodelling of the traditional fashion store Modehaus Konen in the firm's history – and without a pause in operations. The firm, founded in 1936 in downtown Munich, was expanded in 2001 to about 12,500 square metres over six levels; 2008 saw further modernizations in interior design.
In 2001, the architects gave the renovated, landmarked building segment a modern face using a sweeping glass façade. To get to the upper floors, customers can take either the broad, central escalators or one of two panorama glass lifts. On the way up to the 4th level, they view the light-flooded house, capped by a giant glass dome: walls painted in pleasant colours, retail floors reorganized, goods presented clearly and accessibly. Shopping here should be fun, not a chore. Customers needing a break can head for a "Relax Zone" or enjoy an espresso in the first-floor café. More space, wide aisles, generous space for product presentation and hip new labels make the shopping trip more enjoyable and orientation easier. The owners insisted that the new design should speak to regular customers just as much as to new ones: young people and fans of sophisticated designer fashion. The sales area, expanded by more than 30 percent, offers more than enough space for the newly designed traditional departments with the tried and true brands, and the international brand names in exclusive designer shops. All done in a unified style, in the spirit of retail branding, the keyword for the re-design project. And expressed by the Konen motto, as well: It's not about selling, but about finding clothing solutions. You don't accomplish this by pushing single brand names into the foreground, but by promoting the Konen fashion house as a brand in itself: through architecture, store design and service.
